Natural conditions and transport scheme of the territory favoured the creation of three main functional zones of the complex: residential, park and public. Residential development occupies grounds free from trees on upper terrace of the site, from where one can see the widest sea horizon. Nine eighteen-storey residential buildings with 90% of apartments facing the sea form a picturesque chain of large-scale volumes along the bend of Troitskaya Street.

 

The middle part of the site presenting a steep descent overgrown with the woods with relief differences from 50 to 20 meters above sea level is not really usable for development, but is favorable for creation of natural park with health-improving foot routes.

 

The lower part of the area is intended for public and sports structures. The form and type of residential building are chosen proceeding from conditions of ensuring the economy, seismic stability and comfort. Apartments are blocked in three groups by means of the corridors-tambours coming to uniform space of an atrium with lift hall and two dispersed exits to external evacuation staircases. The residential section vertical structure consists of 4-storey blocks combined by the atrium that enables to provide through ventilation of apartments.

 

The seismic stability of the building section is supported by the stiffness of monolithic construction and the form of section shaped like an equilateral prism having a stiff triangle as a base.
