The main objective of the housing estate concept consisted in creation of organic end of Kosmonavtov Avenue, as well as pedestrian links of the Avenue with the Lake Samarovskoe. The rounded form of the building turned to the Avenue enables to create an effect of flowing round the housing estate by the street space.

The project provides perimeter block development of the site and the beautification of yard space throughout the multipurpose flat roof of underground parking, that will create the comfortable and protected human habitat. The principle of perimeter block development is used for the purpose of maximum cutting of the number of storeys southerly in the presence of the planned total area of apartments equal to 85000 sq.m. and for the purpose of forming the large-scale block space. The design of the housing estate to be erected on the building site consists of the uniform multisection variable-rise building and has perimeter lines parallel to boundaries of the site. The underground part of the building includes single-level underground parking for dwellers of the future estate with the multipurpose flat roof on which there will be the yard of the housing estate. The superstructure block of the estate is designed in the form of the single volume of diverse heights located along the site perimeter. Gradual cutting of the number of storeys - from 17-storey sections No. 4-9 down to 11-storey sections No. 1 southerly - ensures insolation of the courtyard of the estate.
